The mandatory registration of every real estate broker in Brazil with the regional council of their state (Law 6,530/78). The appraiser's number appears on the PTAM and can be checked on the CRECI website.

Aurora, Corretora.ai's artificial intelligence, does the whole Study: she finds similar properties of the same type in the same area and calculates the value with the comparative method.
Result
Ready in minutes: the estimated value, the likely range, the comparable properties and how the value was calculated.
Certified PTAM, step by step
Order
Tell us about the property and send the photos. No sign-up and no password.
Payment
Pay the R$297 deposit and follow each step through a link on WhatsApp and by email.
Market research
We find similar properties listed in the area and calculate the value with the comparative method.
Inspection
An official appraiser from the Corretora.ai team visits the property on the date you choose and checks measurements, condition and documents.
Signed PTAM
You receive the signed PDF, with the Certification Seal issued by CRECI and a QR code to check its authenticity. The balance is paid on delivery.
Who signs the PTAM
CNAI
The National Register of Real Estate Appraisers (Cadastro Nacional de Avaliadores Imobiliários), kept by COFECI, lists the brokers who have proven training in property valuation. Only those in the CNAI issue the PTAM with a seal (COFECI Resolution 1,066/2007).
Certification Seal
A numbered seal (Selo Certificador) issued by the regional CRECI to the appraiser registered in the CNAI, which identifies each PTAM and who issued it.
The Market Study is not a PTAM
The Market Study is done entirely by Aurora, with no visit to the property, and works as a value reference. It is issued by Corretora.ai (CRECI CJ-9410), without an appraiser's signature.
The PTAM includes an on-site inspection, follows COFECI Resolution 1,066/2007 and is signed by a broker-appraiser with CRECI and CNAI, with a Certification Seal issued by CRECI.
