What a PTAM is

The PTAM (Parecer Técnico de Avaliação Mercadológica, a market valuation opinion issued by a licensed real estate broker in Brazil) is an opinion on a property's market value written by a real estate broker. Brazilian law allows brokers to give opinions on market value (Law 6,530/78, art. 3), and COFECI Resolution 1,066/2007 sets out how the opinion must be prepared.

At Avalia, the PTAM includes an on-site inspection: an official appraiser from the Corretora.ai team goes to the property, checks measurements, condition and documents, reviews the market research and signs the opinion.

What the PTAM includes

  • An on-site technical visit: an appraiser goes to the property and checks measurements, condition and documents.
  • A document prepared under COFECI Resolution 1,066/2007 (COFECI is Brazil's Federal Council of Real Estate Brokers).
  • A Certification Seal issued by CRECI.
  • Signed by an accredited broker-appraiser, with the CRECI number and CNAI registration.
  • Authenticity that can be checked by QR code.

Who signs

CRECI

The mandatory registration of every real estate broker in Brazil with the regional council of their state (Law 6,530/78). The appraiser's number appears on the PTAM and can be checked on the CRECI website.

CNAI

The National Register of Real Estate Appraisers (Cadastro Nacional de Avaliadores Imobiliários), kept by COFECI, lists the brokers who have proven training in property valuation. Only those in the CNAI issue the PTAM with a seal (COFECI Resolution 1,066/2007).

Certification Seal

A numbered seal (Selo Certificador) issued by the regional CRECI to the appraiser registered in the CNAI, which identifies each PTAM and who issued it.

The compliance seal on the last page

  • Date and time of the analysis and of the signature
  • Name and CPF (Brazilian taxpayer number) of the appraiser who signed
  • The appraiser's CRECI and the council's region (state)
  • The appraiser's CNAI registration
  • The number of the Certification Seal issued by CRECI
  • A QR code that opens the verification page, where anyone can check whether the document is authentic

Where the PTAM is often used

Probate, division of assets, divorce and separation, buying and selling, negotiation, inheritance and succession, collateral, estate planning, payment in kind and rent reviews.

Whoever receives the document decides whether it fits the case: check beforehand.

When a PTAM may not be enough

Financing: banks usually require a report by an engineer or architect (NBR 14653), and the PTAM may not be accepted. The same applies when the law or the court requires that report.

We do not cover risk or unhealthy areas. We only value the property, not businesses or industries in operation. We do not carry out court-appointed expert reports.
